Background and rationale of the research
Waterfront developments in the Emirate of Dubai and other parts of the UAE can be traced from the government action of diversifying from an oil-reliant economy to a service base economy that is tourism oriented. Such developments are part of numerous developments that have been implemented in Dubai in the recent years that have aimed at establishing Dubai as the best tourism destination in the world. With the view of waterfronts as the development of land with water, there has been extensive development of waterfronts in different parts of the world that are aimed at utilizing cost lines and water bodies in the world.
The development of waterfronts can be traced back Baltimore’s Inner Harbor waterfront development that was implemented in 1970 in the United States (Chatterjee and Srikanth 2015). Many European countries have also developed some of their industrial areas into commercial tourist waterfront areas with the aim of boosting their tourism sector and utilizing their natural resources in a better way (Jiang and Zheng 2014). The development of waterfront areas in most of the world countries is implemented through the public and private partnership where individuals have collaborated with governments in efficient utilization of water areas in carrying out businesses.
Most of the rapid developing countries in the Middle East and parts of Asia have also been involved in waterfront development. Lagarense and Walansendow (2014) explain how Middle East countries such as Qatar, UAE and Saudi Arabia have utilized numerous resources in waterfront development as a way of boosting their tourism income and creating landmark areas of the countries. Asian countries such as South Korea, China and Singapore have also invested in waterfront development for both security and tourism purposes. Among the benefits associated with waterfront development include the generation of tourism revenues as a high number of people desire to live in areas that a close to water. Most governments also view waterfront development as something to be proud of and as a way of boosting the image of a country as a developing country.
The huge cost required for one to invest in waterfront project explains why only limited number of projects have been implemented in different parts of the world.

However, with the increase in oil wealth, most of the gulf countries have acquired the financial muscles required to invest in mega waterfront projects (Jiang and Zheng 2014). The GCC countries have also collaborated with international real estate developers in coming up with new waterfront projects that are aimed at transforming the region through economic growth and development. Lacilla and Ordeig (2016) assert that environmental concerns on the implementation of waterfront projects have been the major impediment to their implementation in the GCC region.
The Dubai government development plan included the development of waterfront as a way of helping the government to diversify the economy of the region. Among the notable waterfront projects that have been implemented in Dubai include the Dubai Waterfront that has been implemented partially before its suspension in 2011 (Dubaiwaterfront-properties.com 2017). The Dubai Waterfront project was faced with financial problems due to the fear of decreased demand after the financial crisis of 2009 (Dubaiwaterfront-properties.com 2017). Another popular waterfront project that has been implemented in Dubai includes the Dubai Marina that has been completed and has been used for hotel and real estate development (Emaar.com 2017).
With the huge investments such as finances and manpower that have been utilized in the development of Dubai waterfront projects there is need for a research that identifies whether the benefits from the project are high than the expenses that are incurred. Such research is also important in assessing whether the adverse effects of the project such as environmental degradation are well compensated by the benefits accrued from the successful implementation of the project. The research will focus on the assessment of the effects realized from the development of waterfronts in the Emirate of Abu Dhabi.
Aim and Objectives of the study
The main research aim will be to explore the effects of waterfront development in Dubai Emirate in UAE. The study objectives will include
1. To explore the effects of waterfront development on the Dubai tourism industry
2. To identify the environmental challenges that arise from waterfront development in Dubai

3. To establish the effect of waterfront on the Dubai government and individual incomes
4. To identify the effect of Dubai waterfront development on the house and real estate prices near the water bodies
Research Methodology and Methods
Research methodology
The research methodology refers to the approach taken in the implementation of research. According to Bargate (2014) the research methodology adopted may be qualitative or quantitative methodology. While quantitative methodology approach is viewed as more objective as it requires the collection of quantifiable data, some researchers consider qualitative methodology as the ideal approach, as it leads to the collection of in-depth information regarding the research topic that is being considered (Carey 2013; Clark 2016).
The research on the effects of waterfront development in Dubai will be implemented with the use of a qualitative methodology approach. The qualitative methodology approach will lead to the collection of extensive data on the research topic and help in the collection of qualitative information. As the research being implemented may be considered to be explorative, the use of a qualitative methodology will be the most ideal approach as it will help in gaining important insight on the positive and negative effects of waterfront development
Research design
According to Denzin and Giardina (2014), the research design used is influenced by the type of methodology used in implementing the research. To implement the qualitative research, there are different designs such as the case study design, the interview design and the literature review design that can be applied in collection of data. The current research will utilize and an interview design where there will be focus on the implementation of unstructured interview with the view of collecting detailed qualitative information. The case design will also be utilized as two waterfront projects that include the Dubai Waterfront and Dubai Marina will be utilized as case studies on the effects of waterfront projects in the country. literature review design will also be implemented in the collection of supporting information that will help in the implementation of the research
Population and Sampling method
The study population will include the employees and stakeholders who have been involved in the implementation and the running of Dubai Waterfront and Dubai Marina waterfront projects. A simple sampling method will be utilized in identifying 20 respondents who will take part in the primary qualitative study. The use of 20 respondents is appropriate as the collection of in-depth qualitative information require the use of limited respondents (Richards 2002). According to Dillon (2005) the use of a limited number of respondents when collecting qualitative data is appropriate as it helps the collection of extensive information regarding the issue that is being considered.
Data Collection
The data collection approach will be defined on whether secondary or primary information is collected. According to Nilsen and Edwards (2014) the primary information is when fresh data are collected in the field or laboratory while secondary data is collected from existing publications such as journals, magazines and online sites. The primary qualitative information will be collected with the use of in-depth interviews that will be used in collecting the different views of the respondents who are involved in the research. The in-depth interviews will entail the use of open ended questions in collecting information from the research respondents and the use of follow-up questions to ensure extensive information on the issue that is being reviewed is collected.
The secondary information on the other hand will be collected with the of a literature review method. Lester (2014) asserts that the implementation of a literature review is appropriate as the rise of internet has allowed researchers to easily identify the type of data they want in an easy manner. Only journals and publications that have been published in the last 15 years will be considered to ensure the relevance of the secondary information collected is maintained.

Data Analysis
The data will be analyzed with the use of an interpretive method. According to Njie and Asimiran (2014) an interpretive data analysis method is implemented when the information collected is qualitative and cannot be easily quantifiable. The data analysis will be implemented by breaking down the answers of the respondents with the view of identifying common themes that will help in grouping the information of the research together. The data collected will be represented with the use of a textual writer up that will focus on explaining the data collected and comparing the primary findings with secondary findings of the research that has been carried out. The data analysis will also be implemented through the use of reflective method that will entail one giving a personal view regarding the findings of the in-depth interviews that will be implemented.
Accuracy, validity and reliability of the qualitative method used
Among the concerns that will arise due to the use of an in-depth interview design when collecting and analyzing data is the issues of accuracy, validity and reliability of the primary information that will be collected (Tashakkori and Teddlie 2010). On the principle of accuracy, it will be difficult in establishing whether the view of a single respondent that may differ with the views of other respondents is the more accurate view on the research question asked. The accuracy principle will be maintained by asking follow-up questions among the research respondents with the aim of establishing common grounds and the reasons behind their views on the different issues that are implemented. The accuracy principle will also be maintained by comparing the in-depth findings with the existing research to ensure the findings do not differ greatly with past, researchers that are similar with the research that is being implemented.
The principle of research validity refers to the question on whether the information collected can be used for the purpose of research implementation (Webley 2016). The use of an in-depth interview method of collecting data will raise concerns of identifying the valid and invalid responses that are given by the respondents who are involved in the research implementation. The principle of validity will be enhanced by having clear questions to ensure only information that is relevant to the research is collected (Tashakkori and Teddlie 2010). The establishing of common views on the

primary data that is collected will also help in enhancing the validity concept in the implementation of the research being carried out.
The concept of reliability on the hand will arise on whether the information from the in-depth interviews can be relied upon in coming up with the research conclusions (Wu and Zhuang 2014). With different views of the respondents to the research question, there will be concerns on the views that will be more reliable in comparison with other views. Reliability of the findings will be enhanced by ensuring that the primary information is supported by the secondary information from the past research that implemented a similar research.
